How Each Type of Roofing Warranties Protect You

A new roof is a significant investment for any home or business owner. When an issue arrives, for example, a leaking roof or premature aging of the materials, you would not want to hand over extra dollars for repairs. That is when warranties come into the formula. Before you write a check to your roofer, check out the different types of roofing warranties that protect you.

Types of Roofing Warranties

Material-Only Warranty

This type of warranty is issued by the manufacturer of the material and it covers a defect or failure of the roofing materials, and if it prematurely ages but not labor defects. The warranty only covers the roof membrane and does not apply to other things like adhesives, flashings, metal edge, among others.

Keep in mind that there is no compensation for the labor necessary to repair the defective product. The length will often vary between 20- and 30-year shingles.

Manufacturer Roof System Warranty

Types of Roofing Warranties

A warranty that covers material and labor defects and also comes from the manufacturer. It also includes the manufacturer approved roof accessories, flashings, and metalwork used in the original installation. A manufactures system warranty often covers the total cost, including labor fees, for any leak fixes within the warranty terms and conditions.

Contractor Workmanship Guarantee

This is the warranty issued by the roofing company that installed the roof. It covers the contractor’s work that goes into putting a new roof on or other labor associated with your roofing installation. This means that if your roof was installed incorrectly, the warranty is eligible.

Prorated Value

The prorated value refers to and an exponential decrease in value of your roof over time, associated with your warranty. In simple words, if a defect is found in your roof right after it has been installed, the repair will be taken care of completely without a cost to you. However, after each year, 5% less of the cost is covered.

Also, keep in mind that a warranty is only as good as the company backing it. Make sure you have a professional, long-standing roofing contractor install your roof!
